01
What does this hire really come down to?
Who approves the adjustment to handle property data without constant oversight? The work involves monthly financial statements for specific asset classes. They must reconcile bank accounts and balance sheets for every property they own.
They manage lease agreements and calculate common area maintenance charges. I ask candidates to explain their specific process for validating tenant statements. If they cannot describe the calculation steps for annual reconciliations, they are not ready.
We verify if they know the difference between cash and accrual reporting for real estate assets. Ask them how they handle non-recoverable expenses in a lease. Their answers must show they understand the impact on net operating income for a property owner.
You need to determine the actual scope of the work before reviewing any resumes. Ask the candidate to walk you through a specific CAM reconciliation they completed from start to finish. Watch for them describing the full process of defining expense pools, allocating costs across multiple tenants, and generating the final billings. If they talk in vague terms about using a software button to run a report without explaining the underlying logic, stop the interview. This role requires manual intervention to catch errors before they impact tenant relationships. Ask them to name the specific fields they pull from a lease document to calculate a base year stop versus a triple net lease structure. If they cannot identify these differences, they will miss critical recovery revenue. Ask them to describe a situation where a property manager disagreed with their financial report. A good accountant defends their numbers with data from the general ledger and the specific lease language. A weak one will just change the entry to make the manager happy. I also need to know how they handle complex depreciation schedules for building improvements. Ask them to explain how they determine the useful life for capital expenditures according to standard real estate tax laws. If they are stumped, you will end up fixing their fixed asset register every quarter. You want someone who treats property financial statements as an audit trail. Ask for one example of a time they discovered an error in a previous accountant’s books. The candidate must be able to spot inaccuracies in accruals and deferrals quickly. Do not settle for someone who waits for instructions.
02
What do we check before you see anyone?
I verify these six areas to save your time.
- 01Accounting software historyI confirm they used Sage 300 CRE or similar industry tools for full-cycle property accounting.
- 02Lease abstract fluencyI check if they can extract key financial terms from a standard lease agreement without help.
- 03CAM reconciliation logicI review if they can describe the setup of expense pools and the actual billing process for tenants.
- 04Fixed asset accuracyI confirm they manage depreciation schedules for buildings and major capital improvements correctly.
- 05Bank reconciliation volumeI ask how many property bank accounts they managed simultaneously to confirm they handle your specific workload.
- 06Communication recordI confirm they have dealt with property managers directly regarding variances in their monthly reports.
03
Where do we find them?
I look for accountants currently in property management firms or with regional real estate developers. Candidates from public accounting firms who specialized in real estate audits are also a strong source. We target those who deal with commercial or multi-family portfolios where the pace is constant.
People look to move when their current portfolio is static or the software environment is manual. They also move when the team lacks clear accounting standards for lease administration. I avoid candidates who only process accounts payable without understanding the broader property financial statements.
04
Which hiring mistakes should you watch for?
These errors happen during hiring and onboarding.
- 01Hiring someone who knows general accounting but lacks specific real estate software or lease reconciliation exposure.
- 02Ignoring the lack of experience with complex CAM calculations which causes major tenant disputes later.
- 03Assuming a candidate can learn property accounting on the job despite a lack of foundational technical skills.
05
The search in three steps
This is our standard process.
- 01We identify candidates with direct experience in property financial reporting and lease accounting systems.
- 02We conduct technical screening calls to verify their handling of bank reconciliations, lease audits, and CAM calculations.
- 03We present qualified candidates for your review where you pay only if you hire the person introduced under our written terms.
How your Senior Property Accountant search runs
How does The Six-Step Search work?
Research, direct conversations and professional judgment, with follow-through through the offer.
Search Calibration
We establish what this person must own: reporting demands, systems responsibilities, team, decision authority and first-year needs. We ask what would make an otherwise good candidate wrong for this job.
You get: An agreed search brief and a clear basis for judging fit.
Market Mapping
We research relevant operating environments, not just matching titles. An owner-led business, a portfolio company and a regulated lender can need different experience from someone with the same job title.
You get: A reasoned research direction, with scope differences made explicit.
Professional Contact Intelligence
We research professional ways to contact the people identified. Finding a name is a starting point; it does not establish availability, interest or fit.
You get: A route to a professional conversation, not simply a candidate list.
Persistent Personalized Outreach
We contact people directly about the actual work and follow through on the conversation. We explain the remit and discuss whether a move could make sense. Not everyone will answer or want to move.
You get: A candid view of interest, objections and the tradeoffs in your opportunity.
Live Candidate Qualification
We discuss what each person actually owned, the complexity involved, their reasons for considering a move, compensation expectations and practical constraints. The questions fit the assignment, from a staff accounting seat to CFO.
You get: A candidate account of relevant ownership, with gaps left visible.
Candidate Intelligence and Process Support
Written recruiter context explains relevant experience, strengths and remaining questions. After introduction, we gather feedback, resolve questions, discuss changed requirements and support interviews and offer decisions. You retain the hiring decision and technical assessment.
You get: Continuity through the offer, rather than a handoff that ends at an introduction.
Questions people ask
What is the fee policy when I hire someone to reconcile property balance sheets and statements?
No upfront fee. You pay only if you hire.
Do you provide temporary staff?
We focus on permanent contingency placement by default. We can discuss contract or temp-to-perm arrangements on request with terms agreed per engagement.
How do you define the role level?
We assess candidates based on their actual decision rights and technical ownership of property portfolios. Grade levels vary by employer, so we focus on the specific work functions performed.
Can you fill remote or bilingual roles?
Yes, we handle these requests by confirming the specific systems needed for remote workflows or the language requirements for tenant communications. These factors change our sourcing criteria.
How soon will I see a Senior Property Accountant shortlist?
It depends on the seat, the location and the pay. We give you an honest read after the calibration call and we do not promise dates we cannot control.
What about counteroffers on a Senior Property Accountant hire?
We ask every Senior Property Accountant candidate early why they would move and what their employer might do to keep them. Counteroffer risk goes in the written brief before you make an offer.
What is your guarantee?
We offer a candidate replacement guarantee on standard search agreements. The applicable period and exact terms are set out in the signed client recruiting agreement.
What don't you do?
We do not post your Senior Property Accountant job and forward whoever applies. We do not send stacks of unscreened resumes, and we do not recruit outside accounting, finance, banking and insurance.
