01
What does this hire really come down to?
This role hinges on your ability to reconcile project costs against budgets. You need someone who catches errors in draw requests before they reach your ledger. This person must control the flow of cash from your partners to the subcontractors.
This hire sits between project management and finance. They own the job cost close and verify every line item matches the contract documents. Ask them for a specific example of when they explained variances to project managers without getting defensive.
Ask them to explain their process for auditing a draw request from a contractor. Ask how they track change orders against the original GMP contract. Ask them to describe the specific steps they take when a project cost exceeds the allocated contingency.
You need to push hard on evidence during our intake call to verify this candidate can survive a heavy development cycle. Do not settle for descriptions of what they observed. Demand specific accounts of what they owned. Ask them to walk you through a scenario where a project manager ignored a budget cap. If they cannot describe the precise journal entries or the exact process they used to push back against that manager, they lack the independence required for this seat. Require them to produce a redacted sample of a monthly project cost report they prepared. Scrutinize the WIP schedule for gaps. If the cost to complete figures do not align with the progress billings, they do not understand the math behind the development cycle. Ask them to identify the biggest risk in a construction draw process. If they talk about filing paperwork rather than the risk of overpayment to a subcontractor for work not yet in place, move to the next candidate. We must verify they understand the mechanics of lien waivers. Ask them what happens if they process a payment before a waiver arrives. If they do not immediately identify the risk to the lien position, they are not ready for this responsibility. Discuss how they manage the trade partners. They must explain how they verify compliance with insurance requirements before releasing funds. If their process relies on a different department, they lack the direct ownership we need here. Ask about their workflow during a audit. If they cannot explain how they pull documentation for a change order from two years ago, they will fail your month end cycle. We also need to confirm they understand the constraints of the accounting software used. Ask them to describe a technical limitation they encountered in their previous system and how they circumvented it using manual reconciliations. Their answer will reveal if they think like an accountant or just a data entry clerk. This role requires someone who views the project through the ledger, not through the project schedule. If their focus remains on deadlines rather than accounting accuracy, they will create more work for you. Keep the conversation centered on the ledger and the contract.
02
What do we check before you see anyone?
We verify their proficiency in standard software like Sage 300 CRE or Viewpoint Vista. We confirm they know how to process AIA G702 and G703 billings correctly. We test their knowledge of percentage of completion revenue recognition under ASC 606. We check if they have managed lien waivers and insurance compliance for subcontractors. We review their history with WIP schedule preparation and cost to complete reporting. We confirm their experience in managing complex real estate development cycles.
03
Where do we find them?
We look within construction firms, regional land developers, and large multi-family property investment groups. Candidates move when their current firm finishes a portfolio of projects and shifts to a slower maintenance phase. They also seek change when their current development pipeline lacks complexity or when they reach a ceiling in their ability to lead project accountants.
04
Which hiring mistakes should you watch for?
These errors often stall a successful hire:
- 01Ignoring candidates without specific software experience in platforms like Sage or Viewpoint.
- 02Overlooking those who cannot clearly explain the relationship between a contract and an invoice.
- 03Prioritizing general accounting theory over direct project cost accounting experience.
05
The search in three steps
We filter the market for relevant industry tenure.
- 01We verify technical proficiency through targeted screening questions.
- 02We introduce candidates who match your project scale and technical requirements.
- 03We manage the interview flow and feedback until a candidate is hired.
How your Senior Development Accountant search runs
How does The Six-Step Search work?
One sequence, from a well-defined seat to a shortlist you can judge.
Search Calibration
We start with a call about the seat, the books, the owners and the people the hire will work with. We learn what the role must fix in the first year and what would make a candidate wrong even if the resume looks right.
You get: A written search brief: scope, must-haves, deal-breakers and the pay range, agreed with you.
Market Mapping
We map the companies and institutions where the right people already work: similar size, similar ownership, similar complexity, in your market and in others.
You get: The target list of companies and institutions we will search, reviewed with you before outreach.
Professional Contact Intelligence
We find direct ways to reach the people on the map. Most are employed and not reading job boards, so reaching them takes real research.
You get: Direct routes to people who are not on job boards, researched for your search.
Persistent Personalized Outreach
We call and write to people individually and follow up. Interest varies, so we discuss the actual opportunity rather than promising a particular response.
You get: One-to-one conversations about your actual role, followed up, never a mass email blast.
Live Candidate Qualification
We speak with every candidate before you do. We check scope, systems, reporting lines, compensation expectations, location and why they would move.
You get: Only candidates we have spoken with, checked on scope, systems, pay, location and motive.
Candidate Intelligence and Process Support
You receive a short written brief on each finalist covering what they have done, where they are thin and what they want. Then we help with interviews, references and the offer.
You get: A short written brief on each finalist, plus help with interviews, references, counteroffer risk and the offer.

Can you fill temporary or seasonal roles?
No upfront fee. You pay only if you hire. For short-term project needs, we define terms individually before the start.
How soon will I see a Senior Development Accountant shortlist?
It depends on the seat, the location and the pay. We give you an honest read after the calibration call and we do not promise dates we cannot control.
What about counteroffers on a Senior Development Accountant hire?
We ask every Senior Development Accountant candidate early why they would move and what their employer might do to keep them. Counteroffer risk goes in the written brief before you make an offer.
